The Eaton Bray Parish Council have been advised by their NHP steering group that the views expressed in the Capacity Study for Eaton Bray (page A11A-42/161) align with the initial views of Eaton Bray NHP team and consequently the Parish Council wish to express their support to the conclusion that there is little capacity for expansion without Green Belt release. Currently your Local Plan does not propose Green Belt release, in or adjacent, to this Parish and on that basis we support the proposals expressed.

The attachment demonstrates that the site is available, achievable and deliverable.
The site is suitable for Green Belt release, located adjacent to the settlement boundary and could facilitate both large and small scale residential development, including the potential for affordable/rural exception site and as such should be considered further in the pre-submission plan due in Spring 2018

The site promoted through this representation comprises 2.7Ha of land which is
situated to the north west of the village of Eaton Bray and is clearly shown
outlined in red at Appendix 1.
6.2 Eaton Bray is identified as a 'Large Village' which is inset in the Green Belt and
situated with search 'Area A' in the CBLP7. The site lies outside the settlement
boundary within the Green Belt but wholly adjacent to the built form of the
village.
6.3 The site comprises part of a much wider parcel of land identified as 'EB02'

It is noted that Eaton Bray is, correctly, defined as a large village with a good range of services. As such, it is capable of accommodating additional development which will help to maintain existing services. The settlements of Eaton Bray and Edlesborough are themselves conjoined and operate as a single settlement. As such, NLP300 is clearly a logical and sustainable location for development as it will provide support for local services in a sustainable manner. Accordingly, it is considered that Site NLP300 should be given further consideration for development
Policy SP1:Growth Strategy
It is considered that the growth strategy fails to meet the clear need for new housing across Central Bedfordshire and places an over-reliance on large sites. A greater spread of development on a range of sites, both large and, more importantly, smaller sites, would be consistent with the need to demonstrate delivery and to encourage development by a range of housebuilders as required by the new Housing White Paper.
It is noted that Eaton Bray is, correctly, defined as a large village with a good range od services. seeks to reiterate the case for the deallocation from the Green Belt and delivery of a residential
development on of the northernmost portion of land at The Meads, Eaton Bray (SHLAA
Reference NLP316). The subsequent allocation of this portion of land for housing, or at least its
inclusion within a revised settlement boundary of Eaton Bray, is invited.
