We welcome the support for site NLP 305 to provide a minimum of 20 dwellings. We have provided additional information to include the tree belt to the north of the site within the site submission and also show how 20 dwellings could be provided along with green infrastructure and additional landscaping.
We welcome the Council's assessment of site NLP305 which demonstrated that there were no reasons why the site could not be considered further within the allocation process.
As noted in the site assessment framework, the landscape impacts of any proposal is thought to be a key consideration of any development coming forward. We have therefore produced a masterplan sketch demonstrating how this land could be developed to accommodate a minimum of 20 dwellings. We also wish to revise the site area for this site submission to include the tree belt to the north of the site which is also within the client's control. This increases the size of the site submission to approx. 1 ha of land. The inclusion of this land will allow the effective management and long term survival of the treebelt which will help maintain the landscape character of the area.
It is intended that the dwellings proposed will range from 2-4/5 bedroom properties.
The amended site and proposed site plan are attached for your information.
